The story

The workshop is never idle.

There's always something on the bench. In the Works is where our next places take shape — buildings we're renovating, sites we're developing, and concepts we're testing before they earn a name of their own.

We favor adaptive reuse: taking a building that already sits in a neighborhood and giving it another useful life, rather than starting from a bare lot. When we do build new, we build to hold.

Timelines here move at the speed of construction and permitting, not press releases. These are the honest pipeline — some open next year, some are still drawings.

Adaptive reuse home to Madabolic, Project Lean Nation, and a basement tenant. Status: upfitting.

173 Amboy Road

Adaptive reuse for an outdoor-industry concept — a hub for leadership and the outdoor business. Status: in design.

The Corridor Rowhouses

18 Scandinavian-Appalachian townhomes at 701 Haywood Rd, targeting late 2027. Status: pre-development.
